Rental Criteria
- Each person who plans to occupy the rental unit, 18 and older, must provide a complete rental application, a valid identification (US Driver’s license / State issued identification card), the last 3 pay stubs (or documentation or if self-employed, please contact the office) and the application fee. All applicants must provide required proof of income.
- Single applicant must provide verifiable proof of income such that monthly rent is no greater than 35% of applicant’s monthly gross income minus major debt payments. Proof of income must be attached to application before it can be processed. Applicant must be employed for at least 1 year or in the same line of work for 2 years.
- If a group of two or more roommates or married couple apply, applicants must provide verifiable proof of income such that monthly rent is no greater than 35% of applicants combined monthly gross income minus major debt payments. Proof of income for each applicant must be attached to application before it can be processed. Applicants must be employed for at least 1 year or in the same line of work for 2 years.
- At least 2 years of positive rental history or house payment history, without any prior evictions.
- Good credit history.
- Background checks are conducted.
